    I ask that you deny this request, Z-TA-3-19. Expansion of the WU Code is unnecessary and an absolute boon to developers. It should remain as is, to be used along transit lines. People purchased their homes based on existing zoning. A plan that basically throws the general plan (voted on by the public) out the window should also have to go before the voters. Why do we have residential zoning if we continually overlook it. The public is not aware of what you are planning for them.

    I strongly support expansion of the WU Code. Critical to note this in no way requires or mandates any change in new development. It simply returns more control to property owners and permits them to create quality development and often at a more human scale. Staff's recommendation limiting expansion to transit corridors is an absolute minimum step (much more is needed) to support a reasonable return on taxpayer's infrastructure investments and to fight spiraling housing costs due to low supply.

    No community outreach. Directly impacts established neighborhoods dating back to 1920's. People purchased their homes based on existing zoning laws. Decisions like these require a public vote.

    Expanding the walkable urban code affirms the council’s commitment to the health and well-being of the people and businesses in the city of Phoenix. It makes the city more inclusive to everyone, not just motorists. Wasting less space on auto-centric design standards will also help us use existing land in the city more efficiently and will alleviate the current housing crisis the city is facing. This measure also helps Phoenix meet its sustainability goals. Please vote yes on this measure.

    Phoenix needs more flexible Urban Design options for more walkable neighborhoods. We also need higher density options for the massive affordability crisis we face.
