ADUs, better known as casitas, are an excellent and no-brainer addition to our housing choices in Phoenix. They were called for in the 2020 Housing Phoenix Plan adopted unanimously by the Mayor and Council but delayed to the point where our peers in Tucson beat us to implementation. They are invisible from the street, often blending in with houses. They already existed in our older neighborhoods and there have been no problems. The time to legalize ADUs is now and it should be city-wide.
Allowing more Casitas to be built would preserve larger multigenerational families who may not be able to otherwise afford a larger house far away from their existing communities or public transit. Would also allow more supply of needed rental housing units and allow homeowners more freedom in utilizing their property.
As a Phoenix homeowner, I strongly support zoning that permits accessory dwelling units. Casitas are some of the most desirable features for prospective property buyers in our fast-growing city. They are also among the most desirable rental units. With the housing market so hot and rental availability so low, permitting more accessory dwelling units would be a universal win for Phoenix.
