    This should be continued until which time the developer can provide a suitable project for this site. Providing addl housing does not equate to "build, baby, build." Housing should be viewed from a generational standpoint: How does it fit? How will it stand up over time? Neighbors have provided data on what sells (and what doesn't) for this site, offering suggestions for duplex patio home options. Approve the continuance and make it better before proceeding.

    I oppose the proposed redevelopment plan due to the substantial number of units it entails, which I believe could have adverse effects on our neighborhood. High-density housing tends to contribute to heightened traffic, potential increases in crime, elevated noise levels, and a rise in ambient heat. While I am supportive of progress and development, I prioritize initiatives that enhance or preserve the sustainability and character of our community.

    Multi-family, affordable housing initiatives are essential; however, I oppose this project for two reasons: 1) the single point of ingress/egress (impacting public safety [police and fire] access and traffic flow into and along the neighborhood's 42nd St. artery); and 2) the requirement for dumpster trash service (giving rise to odor problems and removal noise). Dumpster service via the single point of ingress/egress will further snarl traffic. Please invite the developer to craft a better plan.

    Unlike some of my loudest neighbors, who fear change, I am in support of this redevelopment.
    The property is sandwiched between 2 multi family and 3 commercial properties. NO ONE would want to buy a single home between these, especially when at valuation for the property in the neighborhood it SHOULD be a $1.5M+ home. My neighbors scream about what they little understand and what they fear. This is an excellent use to increase density, usage, and security in our neighborhood.
    Approval is best.
