The Neighborhood Coalition of Greater Phoenix supports staff and Council efforts to reign in STRs in neighborhoods. We sent a letter to Council outlining our suggestions for improvement/clarification. Defining the length of STRs (added) and verified listings (added) are good steps. Key: specify maximum occupancy. We also ask for notification of STR permitting to registered neighborhood associations. It's an easy step to take; communication helps everyone. Remaining issue: weekend enforcement.

I strongly encourage the City to take further actions within its existing authority to enforce established zoning regulations. For example, single family residence zoning permits not more than 5 unrelated persons, but these properties are commonly promoted as accommodating 16+. City STR regulations should mandate advertisements to include occupancy limits consistent with established zoning for the property, and enforce compliance with these limits at all times for all tenants.
