I strongly oppose rezoning case Z-58-24-8 Agenda Item 79. The proposed plan is not compatible with surrounding communities - too many homes proposed. Please vote no.

My name is Forrest Box. I live at 7719 S 20th Dr. We oppose the building of the houses behind us. It will create more traffic with only on way in & out. They are also building to many houses. It will create more flooding. and the density is too high.

This application is not compatible with the surrounding neighborhood and is strongly opposed by the community. Me and my neighbors are open to a plan to build on the lot, but we need to maintain the density and character of the surrounding area. This developer has laughed as the community expressed concerns or possible amendments to the site plan. He made it clear he only cares about making the most money. The proposed plan is not the right fit for this community. Please deny this application.

I strongly oppose the rezoning application Z-58-24-8. Please vote against this.
Please look at who the only ones wanting this approved is for their own financial benefit. They do not care about the community and how this is going to affect us and the potential future residents.

I strongly oppose the development south of 20th Lane. The Continuance with meeting the developer resulted in nothing moving forward towards a mutual compromise. Nor were issues of Safety/Liability/Traffic/and the designs features of the new development. We wasted an hour with him, because every concern we knew and had identified to him were not answered. it was a heated debate, and he was not changing anything. Z-58-24-8 is a Brokers Profit and leaves Wyndham Square a construction/traffic mess.

I continue to oppose the rezoning case Z-58-24-8. The extra vehicles would add to the Wyndham Square entrance/exit that already has high traffic and long wait times to turn on to Baseline Rd. The plan should have included an option for it's own access to the east or south of the property. The construction process poses a safety concern and will be disruptive with the equipment and vehicles driving through our community.

I oppose Zoning Case Z-58-24-8. The plan adds traffic risks, with 50+ vehicles worsening congestion and safety. Developer John Fox, tied to DeLex Realty LLC (BBB-rated “F”), raises quality concerns.

High-density housing threatens privacy, infrastructure, and flood control. I urge the Council to reject this and support a reduced-density plan (12-14 homes) with transparency and safety solutions.
