*81 ***ADDITIONAL INFORMATION (SEE ATTACHED MEMO)*** (CONTINUED FROM FEBRUARY 5, 2025) - Public Hearing and Ordinance Adoption - Rezoning Application Z-119-24-2 - Southeast Corner of 56th Street and Shea Boulevard (Ordinance G-7359) - District 2
PLEASE! Do not allow rezoning to CO/GO!! It is already extremely difficult to access Shea in the mornings and afternoons because of the school. I live on 57th St and sometimes wait for 3 lights on 56th St now. I can’t turn left on 57th because of the bumper to bumper traffic. This rezoning will only make a bad situation worse and increase traffic on our once quiet streets. PLEASE!
Please consider limiting the volume of traffic that will be created by this project and limit the hours of operation for all future businesses. The neighborhoods south of Shea in this area are some of most unique and beautiful areas of Phoenix. We think the City Staff, the Planning Committee, and the Planning Commission have done a great disservice to the residents in this area who have repeatedly voiced their concerns. Unfortunately, Mr Morris' voice is the one the City of Phoenix listens to.
As residents of the Country Estates neighborhood near 56th St. and Shea, we strongly oppose the rezoning application Z-119-24-2. Traffic on Shea has become horrendous since the addition of Mountainside Fitness and the adjacent Urgent Care. Unnecessary traffic regularly encroaches into nearby residential streets as drivers attempt to bypass backups on Shea. Additional commercial property will make our neighborhood unsafe for the many people who enjoy walking and playing outside. Please vote no!
We OPPOSE the amendments to Z-119-24-2. Our quiet neighborhood is all residential with schools & houses of worship. Westbound Shea’s 3 lanes merge to 2, west of 56th St. Southbound 56th St’s 2 lanes merge to 1, south of Shea. We are landlocked by Camelback Golf Club (west). Cars drive 55-60MPH on Shea. There are no turning lanes & it’s already precarious. A commercial property with evening hours will attract traffic and trap it on our streets, where families & kids walk, run & bike. NOT SAFE!
As 14-year residents of the Country Estates Community in the neighborhood of 56th St & Shea Blvd we have seen a drastic increase in the daily traffic along Shea Blvd over the years. We oppose the wide range of usages now proposed under C-O/G-O zoning, especially Banking and Night classes, which far exceed limited-traffic office usage. We request restricting these uses as they would only make already hazardous high-traffic conditions even worse!
Please publicly register my ADAMANT opposition to zoning request Z-119-24-2.
- DO NOT SUPPORT WIDE RANGE OF USAGE of now NEWLY proposed C-O/G-O zoning at 56th St & Shea,
protect against over-commercialization in our NEIGHBORHOOD
• Each use different type of clientele traffic,
• significant volume of traffic increase
Need support in restrictions against these uses in community.
Developer's traffic impact study of 290 cars/day is flawed
comprehensive revision before plans approved
