Taylor Morrisons project conflicts with the General Plan's goal for fair and affordable housing. Approving a project managed by Greystar, a company that settled federal charges for price-fixing, undermines the city's objective of a competitive housing market. Greystar's documented illegal history presents a unique and foreseeable harm to our community through inflated rents and deceptive practices. This is a specific objection to a problematic operator, not a general opposition to development
I strongly oppose this rezoning for many reasons. The proposed density is far too high for the lot and incompatible with the surrounding neighborhood. Traffic congestion and safety along Baseline Rd will be worsened, and the plan for only one point of egress poses a serious safety risk. The developer has conducted themselves in a way that shows disregard for residents and the community. Since they have dismissed feedback and refused compromise, City Council should vote no.
I oppose the application for this development and rezoning. The developer has made no attempt to work with the community to create something they can support and that would be beneficial for the area. They have ignored community concerns and the decision of the SMVPC when it didn't suit them throughout. Approving their application as-is breaks the promise between the city and communities to preserve the General Plan's Certainty of Character and our area plan. Please hold them accountable.
I strongly oppose this rezoning. As someone who lives in the immediate area, I have no problem with the development of the land into residential property, but I have concerns about the number of units being approved by changing the zoning to a high density residential classification. The added traffic on baseline when the builder has no intention to add a stoplight to the only entry/exit point to the property, for one, is top of mind. I question the long term safety impact for the neighborhood.
I continue to oppose the rezoning request. Yardly refuses to compromise, prioritizing profits over community concerns. Their traffic study, used to justify not adding a streetlight, is from March 2020—during peak COVID—when traffic was abnormally low and fails to include nearby roads. I urge you to decline the request due to unresolved issues, lack of transparency, and potential harm to our community. Our community is not against development of the area, we're against overdevelopment.
Please vote no on this proposal, the developer has repeatedly mentioned their refusal to modify their plan or listen to the community members putting their financial gain over the long term need and benefit of the community. I'm all for more housing but at a less dense capacity and a conceptual plan that is safe and fits our community.
