    I am in opposition to this general plan amendment. The community does not want it! I will be a very angry citizen if you allow gentrification of this community!

    Deny this PUD or provide a Continuance to allow time to remedy the PUD. In the alternate, upgrade the conventional zoing. This PUD is inferior to Conventional Zoning: Density is too high (for the lower 10 acres), Density Transition is inappropriate to the district, the Certainty and Character of the community is compromised (preserving *most* of the district standards is not the same as preserving *all* of the district standards) and this PUD would set a negative precedent for the area.

    As a neighbor who will be directly impacted by the project, I oppose this proposal because it does not support the vision of the Mixed-Use Agricultural Overlay that was created to preserve the unique heritage of this area. The density for this project is not fitting for the lot and I have concerns about the long term viability of the Single Family Rental housing type that is proposed by this project.

    DENY - Anyone who thinks this is single family homes is lost in the intentional maze created by the attorney. THIS is an apartment complex, period. This is discrimination on people who want to live in a "home" in south Phoenix. Why has South Phoenix become the dumping grounds for all apartment complexes? Give the people who want to live in South Phoenix a place to live, that is NOT in an apartment complex! This project was denied by SMVPC for a reason, it does not follow the original planning.

    I am in support of 71&72. This will be a great complex for young families starting out and will improve the area and generate more affordable housing for Phoenix residents.

    Deny GPA-1-20-8.
    I oppose due to issues with Density and Density Transition that this project will bring.
    The project will not safeguard the community's Certainty and Character per the voter-approved General Plan (MUA , BAOD, Baseline Area Master Plan, South Mountain Village Character Plan).

    We already over 8 high density complexes in 2 miles , to much traffic will occur, more crime , the General plan was not followed , the Developer unwilling to compromise

    As a college student in south phoenix, I support this project. It is my hope that I can find a decent home to rent to start my family in the community that raise me. I am in support of line item 71 & 72. Please support the needs of south phoenix.

    Deny GPA SM - 1-20-8. This project has too high density and after multiple attempts with the project owners to negotiate, density has yet to be amended. There are already over 8 high density properties (apartments/condos/townhomes) within 2 miles of this proposed project and two more in development.

    Deny and STOP the abandonment of the little MUA that is left in this city.

    There is a need for housing in our community. We should not stop a development like this just because these are not Acre plus lots like the ones south of the project. Let's bring new housing to this district that desperately needs it. Full support of 71 & 72. Also, planning commission approves the project

    I am in support of this project and am tired of looking at dried up dusty lot along 40th St and Southern Ave which is basically a gateway into this Phoenix area. This development would be a great addition to the area and a very welcomed addition to Phoenix. Again I support this project.

    This project is NOT in keeping with the land use and zoning as outlined in the Baseline Master Plan and it will not be a compliment to the area.
    This does not provide affordable housing and is simply a cash cow for the developer. This not a race issue. This is a zoning issue for a very vulnerable area.

    As a resident from the proposed project, I am in full support of this project. It's time for the city of phoenix to approve and bring housing worthy for the resident of south phoenix. I believe all resident will benefit from this housing project.

    I absolutely support this project! It will transform a dirt lot into a beautifully maintained community of single-family homes, with plenty of open space and amenities for residents (A pool, community garden, dog park, etc.)! The plan also includes plenty of parking for residents, as well as plants, flowers, and trees to bring new life to this otherwise desolate patch of land.

    Deny GPA SM - 1-20-8. It will grossly devalue future development, is overly dense, will being dangerous cut through traffic to established in gated neighborhood.

    I support this development and think that it will bring more beautiful, affordable housing to Phoenix. We need to stop the prejudice that affordable rental housing brings crime - it brings in new, diverse community members and is a benefit to the economy. It is a wonderful residential community that fulfills the need for more housing in Phoenix during the housing shortage.

    My Position: OPPOSED, due to High Density change

    Recommendation: DENIAL, with a concession to the landowners whereby the land could receive upgraded zoning that would be both more marketable and more developable than current, but within the guidance of the existing planning.

    Significant time and effort has been placed, by dozens of South Phoenix residents, into constructing the plans for the South Phoenix area. And more specifically to the Baseline Corridor.

    Stop it here! Stop it now!

    A FANTASTIC development that's been approved by the City of Phoenix Planning Department and City of Phoenix Planning commission. A beautifully designed, residential housing community for people to live in, Retired people, professionals, families, the single mom or dad, or single people. This development gives them all a nice home to live in, with all the amenities to enjoy and none of the maintenance. Let's all join together in urging the City of Phoenix to give the final approval for this.
