    As a longtime Laveen resident 30+ years I strongly oppose building more housing especially high density into already crowded areas. More houses keep being built while critical infrastructure and what the community already living here wants to enjoy is ignored. Our streets are packed enough as it is during morning and afternoon commutes. People moved to Laveen to be in the city and have country life too - country life which is quickly being demolished by greedy developers and city management.

    Hello,
    I am in strong opposition of the development as it stands. I what urge city Council to encourage the developers to be more responsible in building by making the following updates:

    -Keeping an R2 zoning
    -Approving single story housing
    -A 2nd entrance through the commercial property.

    Based on recent meetings with the builder the commercial owners were not asked about a potential entrance via their property. I would encourage city council to request that the builders exploit this option.

    We strongly oppose this project, it's scale is completely out of proportion with the our community. It will greatly worsen traffic and only increase risks for drivers and emergency responders. TM has shown no interest for our valid concerns and has not inspired trust or confidence. It's clear he is prioritizing profits over the safety and well-being of the residents. Our neighborhood deserves thoughtful, responsible planning, not a project that will create chaos and diminish our quality of life.

    Taylor Morrisons project conflicts with the General Plan's goal for fair and affordable housing. Approving a project managed by Greystar, a company that settled federal charges for price-fixing, undermines the city's objective of a competitive housing market. Greystar's documented illegal history presents a unique and foreseeable harm to our community through inflated rents and deceptive practices. This is a specific objection to a problematic operator, not a general opposition to development

    We strongly oppose this rezoning for many reasons. The developer’s conduct throughout this process has not built trust or confidence. The proposed density is far too high for the lot and does not fit our community. Traffic congestion and safety risks on Baseline Rd would be worsened. While residents met in good faith seeking mutually beneficial solutions, the developer has shown little interest in compromise. Without accountability and collaboration, City Council should vote no.

    The reason I am opposing to rezoning is that without a median or turn pocket, left turns across multiple lanes are unsafe and will worsen as traffic volume grows. Fewer dwelling units would lessen the strain on the roadway and help protect drivers and pedestrians.

    I am in opposition to the project presented by Yardley. This developer is asking for too many dwellings in the proposed area. This development will not be good for our community. The density is too great now. The developers have not addressed our communities valid concerns.This area is too dense as is. The proposal of 188 units will create chaos in our overly congested traffic sector. There are already too many accidents Don't make it worse. Choose people over profits. Say NO to their proposal.

    There must be a 2nd entrance to alleviate potential traffic issues on Baseline and in case of emergency (traffic, fire, police) at main gate. The traffic study done and the VPC recommendations specified R2 zoning See email submitted.

    After developer meetings we are still opposed. TM had zero intention of listening/compromising on anything to better the community. Their density & traffic studies are outdated data. Baseline cannot handle this influx of cars without any traffic improvements or a second exit point not on baseline. Suggested 1) turn median, 2) post sign no left turn 6-9am 4-7pm - cars can turn right to use stop light. Exit lane needed so cars can get off baseline before slowing. Insurance companies are looped in.

    This small area doesn't lend itself to commercial plus 188 additional units. It will greatly impact traffic and aesthetics. I am greatly opposed to the density and design of this project. The project should only include homes and not be nearly this dense. The R amount should be in line with the other communities surrounding the plot of land.

    I am strongly opposed to this development. Trying to squeeze hundreds of people into this beautiful piece of land and funnel them thru a single access on and off Baseline is sheer madness ! Baseline is already congested and a nightmare to access and exit. Property values will plummet and the Rio Montana Plan will be forever extinguished by this blight on our community. We don’t need ii and don’t want it!

    I strongly oppose this project!! Traffic is the major issue here and it has been stated over and over! Peak hours on Baseline (2025) is 6:00 a.m. until 9:00 a.m. and again from 4:00 p.m. until 6:30 p.m. R-2 zoning was opposed because the developer would need to build less units. YES, this HUGE development will SIGNIFICANTLY contribute to traffic concerns. Turning left is going to be UNSAFE - This project was NOT designed with the surrounding neighbors in mind.

    Terrible idea by people who don’t live in the area. This area lacks the infrastructure and will not be able to properly handle this. It will effect many people who live here and make outsiders who don’t richer. Anybody with proper facts can see this is terrible for the community.

    I strongly oppose this project. South Phoenix is already overwhelmed with high-density, low-quality housing that strains our community. Our roads are unsafe, sidewalks incomplete, and parks neglected since the city cannot maintain the infrastructure we already have. Adding more traffic and residents will only make conditions worse. We deserve sustainable, well-planned growth, not more developments that diminish our quality of life.

    Baseline is already too congested to add this much housing in that area! It would be fine if it’s regular housing going up. We also already are suffering from over exerted public services in the area! Allow it to be regular houses, but not this! I’m very open to change, but this would decrease the quality of life and hurt the Phoenix image. People already look at other areas to live as it is. You need to improve rather than decrease living quality for residents. I strongly oppose!

    I oppose this project. Baseline Road and 23rd Avenue are already congested and unsafe, with turning in either direction a daily challenge. The infrastructure cannot support more cars or people, and the city has not maintained what already exists. Adding high-density housing will only worsen traffic and safety concerns. Constructing fewer units would be a practical step to ease traffic and safeguard community safety.

    I’m opposed to this development!

On top of that, we don’t have enough law enforcement to enforce the speeding and racing that happens daily in this area There are accidents daily in this area. Fewer dwelling units would lessen the strain on the roadway and help protect drivers and pedestrians.

    I oppose. Traffic in this area is already a concern and additional dwelling units will increase delays and safety risks at uncontrolled left turns. A smaller development would reduce the impact and keep the roadway manageable for existing residents.
