    The proposed development will significantly worsen traffic congestion, especially for left turns across the roadway. The current roadway lacks a median, creating unsafe turning conditions. Reducing the number of dwelling units would help limit added traffic and improve safety.

    Please oppose the rezoning request. Yardly refuses to compromise, prioritizing profits over community concerns. Their traffic study, used to justify not adding a streetlight, is from March 2020—during peak COVID—when traffic was abnormally low and fails to include nearby roads. I urge you to decline the request due to unresolved issues, lack of transparency, and potential harm to our community. Our community is not against development of the area, we're against overdevelopment.

    In addition to traffic concerns, consider the following. The developer does not care about how quickly these "affordable" units will turn shoddy and unattractive over time. They will sell the property, make their money, and leave us community members to deal with the crime that will almost certainly come as the quality of the units fades and the management company gets more desperate to keep all the units filled. Please vote no unless you would be willing to have this many units across from YOU!

    Still oppose. Too many homes...falso info being shared. These are not luxury homes. They just want to put as many units as they can in a small parcel with one exit and entrance. Baseline is already chaotic with constant accidents between 23rd ave and 19th ave. Still a No from me.

    I've been living in South Phoenix for fifteen years. I worry about the traffic which already is bad due to overpopulation in the area. I am always in fear when driving in the area. There is no plan in place by the developer for how to compensate for the extra flow of traffic. There are already too many accidents in this area. Melissa Campos said it best when she said 'Our community is not against development of the area, we're against overdevelopment'. Please say NO to this proposal.

    I oppose this project. This density is too high for the area as evidenced by the general plan amendment they are seeking. The general plan was created between the city & community to guide thoughtful & appropriate development. Please keep the commitment to all those that have already bought & live in this community. Also, Baseline is already dangerous and hard to turn left on from any side street, there are already many accidents in the mile between 19th & 27th. Please vote no.

    I oppose this high-density project. South Phoenix already has too many lower-quality developments, and our infrastructure cannot handle more traffic or residents. The city should focus on improving public spaces, transportation systems, and pedestrian infrastructure before approving new construction.

    I've been living in South Phoenix since mid 2019 at 19th Ave and Baseline. I've seen the surrounding area grow and with it, the traffic and accidents along Baseline. Baseline struggles to keep traffic flowing at a consistent pace and I've seen many accidents along it. Adding 188 units that only enter/exit along Baseline is a recipe for disaster. Not to mention the strain placed on other infrastructure in the area. I am opposed to this.

    Please vote no on this proposal, the developer has repeatedly mentioned their refusal to modify their plan or listen to the community members putting their financial gain over the long term need and benefit of the community. I'm all for more housing but at a less dense capacity and a conceptual plan that is safe and fits our community.

    This is not compatible with this area! Baseline cannot support this much density. Only one entrance is not adequate. Parking is not adequate. Neighborhood is mostly 3 homes per acre. 188 units is pure greed from the developer with no regards to the surrounding residents. Please make them revise this to fewer units with more parking and more than one point of entry/egress.

    We need the housing, but Baseline Rd between 19th Ave and 24th Ave has 7 drives/streets to make right or left turns. Traffic is moving at 50mph, just below freeway speed. Imagine 7 entrances and exits on a half mile stretch of freeway. The city needs to add a concrete median, similar to the stretch of Baseline in Laveen. Yes some streets you will not be able to make a left turn, but it seems the communities in Laveen do it. The new community only has 1 entrance for 180 units vs 5 entrances

    I attended the developer Zoom meeting last week and all they did was just justified their current plan and had NO interest in working with the community to make a more compatible design. I do not support this application. It is an inappropriate density transition and their only reason for it, which they stated, is financial. The community should not bear the long term burden of their financial gain. Please vote no until they actually work with the community!

    Hello, South Phoenix doesn’t need this type of high density development. We have too much low income cheap looking developments now! The infrastructure cannot take more cars or people! The city is incapable of maintaining the current infrastructure, bike trails, parks, sidewalks, weeds, medians, and we have so many dangerous road conditions that needs to be addressed now! I am 100% Opposed!
