76 Public Hearing and Ordinance Adoption - Rezoning Application Z-139-24-1 (NorthPark PUD) - Southwest Corner of I-17 and Loop 303 (Ordinance G-7463) - District 1
Please vote no on NorthPark rezoning and General Plan amendments as proposed. It is detrimental to allow an industrial plant South of 303 so close to residential neighborhoods. The traffic and congestion, the noise and pollution of large trucks coming through this area, the irreversible effect on the Sonoran Preserve with all wildlife, are too high of a price to pay for our community. The plan needs to be revised and consistent with responsible growth not careless business decisions. Thank you!
I strongly oppose the North Park rezoning and urge you to vote NO. Placing heavy industrial zoning near homes, schools, and preserved desert is dangerous. This project would increase large truck traffic through our neighborhood, endanger children, risk environmental harm, and violate the Sonoran Mtn Preserve. We agree with our HOA—keep industrial development north of Loop 303, protect the Sonoran Preserve, and keep 51st Ave at four lanes for safety. Please listen to residents and vote NO.

I am opposed to NorthPark. There is nothing "Arcadia-like" about this project, and as proud Arcadia HS alum, I take significant offense to the Vice-Mayors comment. Arcadia has open space, no HOAs, housing built by local developers and contractors, and is far higher quality than PulteGroup junk. Preserve our lands, preserve our neighborhoods, and represent WE THE PEOPLE. You can't have it both ways that our water is crumbling but we should build more. NO ON NORTHPARK.
I'm opposed to this rezoning proposal as written and support economic development that better balances economic improvements, residential concerns, and stewardship of preserve lands. First, heavy industrial should be N of Loop 303 & far away from Stetson Valley/Hills. Preserve the 2 parcels south of Pyramid Peak, & permanently limit 51st Ave. in Stetson Valley to 4 lanes. Secondly, the density is completely out of norms for the area, piled upon an already crumbling traffic infrastructure. Thanks
I am a r18 year resident in Stetson Valley.. I DO NOT approve of the plans being put in place to create a densely packed & large industrial use community next to ours . Outdated traffic studies have been used, preserves will be destroyed, noise & pollution will go up, property values will go down, safety concerns are also an issue with the increased traffic. Industrial use areas have been increased without any prior public input to the plan. There's waste disposal & water use issues as well.

We are not interested in trading our public lands for hideous and dangerous development puts the health of our residents and our environment at risk. This development requires millions of dollars from taxpayers and stresses our already fragile infrastructure. Nobody wants ugly (and unaffordable) housing blended with an "innovation corridor." We'd rather have clean water and a functional power grid. Don't sell out our city.

The North Village Planning Committee DID NOT LISTEN TO CONCERNS of the community it was supposed to represent. Many of the affected community opposed! Petitions signed, etc. The plan, as written is NOT ACCEPTABLE! As ELECTED city council members, you represent us, not big pockets of Pulte and TSMC. Do the RIGHT thing and vote no on the current proposals. There are better solutions that embody “progress” while holding true to the City of Phoenix master plan (ie water and preserve conservation).
As a homeowner and a local Realtor, I URGE YOU TO DENY THIS REZONING REQUEST! Yes, we have a housing shortage in Phoenix and I'm all for building more to meet our growing needs. But this project is severely flawed; it will do only harm and no good. It will drastically increase density of homes and traffic, (incl. semi trucks in residential areas!), pose a safety risk to our children, expose us to environmental pollution from industrial operations, and threaten our residential quality of life.

The “future” they talk about is one we won’t want to live in. Maybe it’s time adults build things for the people who actually live here. Please rethink this project.

Mayor and CouncilMembers, I have lived in this area going on 23 years and the reason my husband and I bought out there was the get away from all the traffic and city mess. We love it out here and now Northpark wants to come in and take over with TSMC, more houses that we don't need, and more strip malls. Please keep our community unchanged with the beautiful desert, we don't need more traffic, big businesses or houses.
I agree with comments from Danny Weiss. This proposed development needs to stay to the north of Deem Mountain. There should be no consideration for any pass through along 51st St. There is already too much traffic in this area. Another development will not help it.
